  • Can I reach you after hours?

    Normal business hours are Mon-Fri from 9-5. We have an after-hour response team to address emergency maintenance issues. All other matters will be addressed the following business day.

  • Can you put the money directly into my account?

    Yes, we have the capability of depositing your rent proceeds electronically. We also have the capability to receive funds electronically.

  • Do I get to see the lease or sign it?

    Owners may request a copy of their tenant’s Lease Agreement but will not be required to sign in as Southern Setter Property Management acts as their management representative. Leases are available to our homeowners upon request.

  • How and when do I get my checks?

    Rent proceeds are mailed and/or deposited on the 15th of each month.

  • How is rent collection handled?

    Tenants may submit rent payments through their online tenant portal, in office, or by mail. Rent is due on the 1st and late after the 5th. If rent is not paid by the 5th, tenants will receive a notice to pay. If rent is not received by the 11th, tenants will receive a second and final notice to pay. Owners are notified of payments not received after 2nd notice and eviction procedures go into effect.

  • How long of a lease do you sign?

    Our Leases are for a minimum of one year. We obtain the homeowners permission for anything greater or less than 12 months.

  • How much security deposit do you charge the tenant?

    A typical security deposit fee equal to 1 month's rent. SSPM may require a 2 month deposit as additional security for applicants that are just short of our screening requirements

  • How soon can you start managing my property?

    SSPM performs an intake walk-through of a home to ensure it meets safety, habitability, and cleanliness standards. If the home meets the required standards, SSPM can begin managing the property with a signed property management agreement.

  • What type of properties do you manage?

    SSPM manages a range of properties to include Single Family homes, Town homes, Condos, Duplexes and Apartments. SSPM does not take in homes that rent for under $800.

  • What type of reports do I get and how often?

    Homeowners will receive a monthly statement detailing your rent proceeds, expenses, and property balance.

  • Who holds the tenant security deposit?

    SSPM is responsible for holding tenant deposits in a trust account
